The personal consultation and analysis of your current situation, as well as answering your questions in connection with the rental of vacation homes:

  • Does my previous rental activity meet the legal requirements 
  • Which requirements do I already meet and which do I still need to meet?
  • Which platforms are suitable for renting out my property/my properties?
  • What alternative marketing options are there?
  • How can I manage all the administrative processes involved in renting out my vacation rental property?
  • Which software can I use to automate the rental process?

The procedure:

We start by discussing things via video conference, a telephone call or in person on site.

Consultation duration: approx. 15-30 minutes

Preparation for the meeting:

Ideally, you should send me information and, if applicable, links to your property before the phone call if you already offer it on the Internet. This will allow me to better prepare for your situation. The time required for preparation will be charged to the consultant.

Organizational activities in connection with the rental of a vacation property

Objective: The advisory service and active help with implementation will enable you to carry out the necessary organizational matters with the authorities for yourself. In the end, you will fulfill the obligations arising from the legal regulation of Real Decreto 933/2021.

Implementation of solutions for the rental of vacation properties

The following steps are necessary if you are starting a new rental business or have not yet officially registered your vacation property. For each step, I offer you my help for concrete implementation.

Step 1

  • Application for the issue of a digital certificate
  • Accompanying you to the relevant authorities if necessary
  • Installation of the digital certificate on your computer
  • Instructions on how to use the digital certificate to process forms from the Canary Islands administration and the Spanish administration.

Step 2

  • Registration of a tourist activity with the competent authority
  • Registration of your vacation property on the platform of the Spanish Ministry of the Interior SES Hospedaje
  • Communication with the authorities to resolve problems

Step 3 

  • Implementation of a digital process for online guest registration
  • Automating the transfer of guest data to the SES Hospedaje platform

In particular, the digitalization of guest registration via an online check-in process will help you to meet all legal requirements in a timely manner and minimize the administrative burden so that you have more time for your guests. This will save you costs for administration or the employment of third parties.

Fee

My fee is based on the time required and complexity. It has proven to be a good idea to charge on a flat-rate basis. The basis for calculating my fee is an hourly rate of €50

Individual solutions for marketing your vacation property 

If you want to market your vacation property yourself, independently of one of the major booking platforms, I offer you an individual website including booking software that you can use to market your property yourself and directly. You use the branding of Canarian Horizons, which offers greater visibility on the Internet. 

The booking software includes a synchronization function that allows you to match bookings with other calendars on the major booking portals to avoid double bookings and keep occupancy schedules in sync. You can continue to rent across all platforms and gain an important additional sales channel. Plus, your friends will always know when your apartment is available for a visit.

You receive a website with the name of your property and can create your own pages describing the property and providing other important information for guests. You can use your own pictures and describe the property and all its advantages in your own words. You can also define the prices very flexibly and make all bookings, including payment.
